This contract consisted of the demolition of an existing 3 story steel framed building and the construction of a 4 story mixed use building to provide 9 High Specification self-contained units for the rental market comprising of 6 x 1 bedroom and 3 x 2 bedroom units to include, cycle storage, private/ communal amenity space in the form of a roof terrace and a commercial unit.

Our involvement:

Our involvement on this project ran from the pre-construction phase where we acted as the client's advisors working closely with the architects and engineers as the CDM co-ordinators to aid in putting together all the pre-construction information through to completion including furnishing. This development was built to achieve code for sustainable homes level 3 and secured by design high crime area standards.

Construction Details:

The construction consisted of a Reinforced concrete ground bearing slab with concrete thickening, pads and a Grade 3 Basement a full steel frame with masonry infill, the front façade was decorated with inset brickwork panels and Juliet balconies to allow full height glazing and doors. 

Challenging elements:

1.      The building was constructed tight up to each of its boundary’s one being a high street, to overcome the challenges of tight site access took extensive management of logistics and trades to avoid adjacent building and high street disruption. Creating an extensive Logistic plan operating to a principle of ‘just in time’ ensuring that resources were delivered in the quantities that were needed, where they were needed exactly when they were needed enabled us to successfully complete this development safely, within budget and on time.

2.      The Groundwork element of the development was particularly challenging due the high levels of groundwater experienced, the work was carried out by our in-house groundworks team it consisted of extensive 3.5m underpins to the adjacent locally listed building and a grade 3 waterproof Reinforced concrete basement with drainage, which is positioned tight up to a heavily trafficked public footpath.
